Nothing kills a security deposit faster than a dirty bathroom. Landlords and property managers pay close attention to toilets during move-in and move-out inspections.
Here's the checklist used by professional cleaners — and what you need to know to keep every penny of your deposit.
What Inspectors Actually Check
1. Behind the Hinge (Most Common Fail) Lift the toilet seat. The hinge area and under-seat rim collect the most invisible grime.
2. The Bowl Waterline Hard water rings and mineral stains at the waterline are the #1 complaint.
3. The Base and Floor Joint Where the toilet meets the floor — this area collects dust, hair, and sometimes urine splash.
4. The Flush Handle A grimy flush button or lever signals neglect.
5. The Wax Seal Area If there's discoloration or moisture around the base, the wax seal may be failing.
6. Odor Test A musty or ammonia smell near the toilet means the bowl needs a deeper clean.
Move-In Checklist
When you first move in:
- Photograph the toilet from all angles (date-stamped)
- Note any cracks, stains, or discoloration
- Flush to check for running water or weak flush
- Check for wobble (loose bolts)
- Email photos to landlord/property manager
Move-Out Checklist
Before handing back keys:
- Deep clean the bowl with disposable brush and fresh pad
- Scrub under the seat rim (including hinge area)
- Clean the exterior base and joint
- Wipe flush handle/button
- Last-flush test — ensure clean water, no debris
